Giving a landlord notice to quit properly

I plan to leave my house, which I have rented for the last year. I notified my landlord who informed me that, I should have provided him with two months’ notice. I immediately conducted some research on the internet and it would seem that I am only compelled to provide 42 days. Can you confirm if this is correct? To cut a long story short, my landlord has threatened to withhold my deposit. Any advice in this situation would be greatly appreciated.

Sub-let deposit

I have been renting a house now for some time. I have a lease and about eight months ago I started sub-letting one of the rooms, with the landlord’s permission. Last week one of my licensees moved out without providing me with any notice and is now requesting the return of her deposit. Given that she didn’t provide me with any notice and we had a verbal agreement prior to her moving into the house, am I within my rights to keep this deposit?. Any advice would be greatly appreciated.

Leaks and Leases

I’m currently renting a house which has a significant number of structural issues. The bedroom ceiling leaks every time it rains heavily. The landlord has been notified each time it has happened. He has attempted to repair the leak, but the problem persists and has led to a number of my personal possessions being damaged. As a result I no longer wish to live in the house and would like to leave before the lease expires. Would it be possible to get our deposit back? We have evidence of the leaks.

I’m a student renting a room – what are my rights?

My son recently accepted an offer at NUIG but finding a place to rent in is very difficult. We have come across a number of advertisements, whereby people are renting out rooms in their homes. I have heard that a tenant’s rights are different in this scenario. Is this correct? Are there any practical steps that I can take to ensure that he doesn’t get into difficulty later on?

Landlord selling my apartment

I recently signed the lease of a city centre apartment which is reasonably close to my place of work and the school my children attend. However, I recently found out that the landlord advertised the property for sale. I was hoping you could explain my rights in this situation and if there is anything I can do?

Landlord issues

I am currently living in a private rented property. There are a number of issues with the property. For example, my daughter’s bedroom has a considerable damp problem and I am worried it is affecting her health. I have asked the landlord repeatedly to fix these issues; however, so far he has not done so.

My landlord won’t accept my notice

I lived in a house for the last nine months and gave my landlord onemonth’s notice by email. My landlord will not return my deposit because I did not send him notice by letter. The contract states “in writing” but it doesn’t specify by post. Is he right to keep my deposit? I’ve tried contacting him by phone but he never answers my calls.

My neighbours are not paying their service charges

I own a ground floor apartment in a small town in Co Mayo. I have lived here for nearly nine years and have paid the service charge every year.  I know a lot of my neighbours have not paid their fees in the last few years. When I contacted them last year about why the charge had increased, I was told the insurance had gone up. What information I am entitled to as a home owner?

Rent-a-room

We have a stone-built building (formerly a stables) to the rear of our house that we converted. The unit does not have independent utilities and these are extensions of the main house facilities. We are considering upgrading the unit with a view to possible future letting and we are wondering if this would qualify under the Revenue “rent-a- room” scheme.
