Due to the continued introduction of legislation by the Government in regards to the landlord and tenant relationship and in particular the amendments to the original Residential Tenancies Act 2004 there has been an increase in disputes between landlord and tenants.
These disputes can be anything from rent arrears, rent reviews, notice of termination of tenancies, excessive wear and tear to deposit retention. Therefore, landlords and their agents find themselves in front of the RTB involved with Mediation. Adjudication or Tribunal hearings.
Success in these hearings are becoming more and more dependent on the preparation and presentation of hard evidence at the hearings along with a well organised file on the day.
